Established in 1967 we are a family owned independent firm of Chartered Surveyors and Estate Agents with a wealth of experience in the valuation, sale and letting of residential and commercial properties. From our three prominently situated offices we cover Richmond, Bedale and Leyburn, their surrounding villages to include the northern Yorkshire Dales and Catterick Garrison.
Our Lettings services include a Fully managed or Tenant find offering. We currently manage a substantial portfolio of over 200 properties across our three offices and we keep up to date with the latest changes to regulations and legislation by attending regular seminars. Our trusted brand works for both landlords and tenants and we are renowned for providing an excellent and fair service.
The firm was established by Norman Brown (Fellow of the Royal Institution of Chartered Surveyors) in 1967. Norman’s son James Brown BSc (Hons) MRICS (Member of the Royal Institution of Chartered Surveyors) joined the firm in 2001 and manages both Leyburn and Richmond offices. Simon Davies BSc(Hons) FNAEA (Fellow of the National Association of Estate Agents) joined the firm in 2017 and manages their Bedale branch. They head a team of dedicated and experienced staff.
Our fee is 50% of the first month’s rent (minimum £360 (inc VAT)) to include all of the above activities and is deducted from the rent. For Let Only landlords the optional preparation of a comprehensive inventory/schedule of condition to include meter readings and CD photograph schedule, smoke and carbon monoxide alarm checks and a Legionella risk assessment would cost £120 (inc VAT) in addition.
Our charge for the EPC (if required) is £84 (inc VAT) and is deducted from the rent.
Optional full management service dealing with the collection of rents, repairing items, interim and final check out inspections etc. Our commission charge on the monthly rent is 12% (inc VAT) on the first six month’s rent and then 15% (inc VAT) thereafter. For managed properties, the cost of the preparation of a comprehensive inventory/schedule of condition to include meter readings and CD photograph schedule, smoke and carbon monoxide alarm checks and a Legionella risk assessment would be included.
If the landlord withdraws the property from the market before it is let, then our administration charge is £90 (inc VAT).
In accordance with Section 83 of the Consumer Rights Act 2015 we publicise our application fee as being £190 (inc VAT) to be received by the applicant(s) in respect of any particular property to let. This fee is per property and we do not charge any extra fees for additional guarantors or for the preparation of the inventory etc. The application fee pays for the preparation of the lease, referencing costs and our administration costs.
